From the most creative marketing materials (which were all square, by the way), to the richness that each advertisement evoked to hit home the developer’s commitment to craftsmanship, each piece highlighted the architectural design and impeccably-selected location. This suburban oasis in the heart of one of Fairfield County’s most heavily populated corporate corridors had a high barrier to entry, meaning not just any developer could get approved to build in this preservation hub in Danbury. Because all businesses and homes are required to be set back (substantially) from the main thoroughfares, and the property had little drive-by traffic and limited signage options, the primary marketing challenge was to tell people Mayfair Square has arrived. Despite these obstacles, the community leased up in just 10 short months. The unseen beauty behind that number 10 is that the very first townhome was completed for occupancy in mid-September 2014. If anyone is familiar with Connecticut winters, one knows the tenacity it takes to complete lease-up during those long, snowy months. Yet Mayfair Square’s developer, RMS Companies, stood firmly on the strong marketing base and met his goal.
